5 Questions to Ask Before You Hire a Design & Build Contractor

1. Who is actually doing the structural design? Ask whether structural drawings are produced in-house by qualified engineers, or outsourced without oversight. This affects both quality and accountability.

2. What does the quotation actually include? Get clarity on whether the figure covers design, approvals, materials, labour and supervision — or just some of them. Vague scopes are where budgets quietly grow.

3. How is quality checked on site? A good contractor should be able to describe their supervision process: who inspects foundations before concrete is poured, who signs off on structural elements before the next stage begins.

4. What happens if ground conditions turn out different from expected? Every site has surprises. Ask how variations are priced and communicated before they happen, not after.

5. Can they show real project photographs, not just renders? 3D visualizations sell a vision, but site photos show how a company actually builds. Ask to see both.

A design & build model — where one team carries a project from concept through construction — can save time and reduce finger-pointing between architect and contractor. But it only works if that team is genuinely equipped to do both halves well.
